HELES TERRACE ALMSHOUSES

The Almshouses are historic buildings that have been modernised to a very high standard.  There are thirty ground floor and thirty first floor self contained flats. All flats have their own bedroom, living room, fitted kitchen and bathroom.  The Almshouses provide security and residents are encouraged to make friends and share a wider social life whilst maintaining their independence.

 

FACILITIES

All flats have a new central heating and hot water system, which combined with full double glazing and insulation makes the properties very economical to run.  There are also Smoke Detectors and ample raised power points. There is a guest room nearby that is available for use by family and friends.

 

MANAGEMENT SERVICES

The Almshouses were built by a charity founded by Mr Elize Hele.  The Charity is administered by a voluntary board of Trustees. Day to day administration is carried out by a part-time Manager and Assistant who work from an office on the site.

 

WARDEN/CARETAKER

There is a resident Warden who will deal with emergencies and maintenance problems.  All flats are connected to the Emergency Alarm who provide an emergency response service outside of his working hours.

CHARGES

The current weekly rent charge is £123 per week (no service charge). Residents do not have to pay water rates and are entitled to a £7.50 per year concessionary TV Licence fee.  The total rent qualifies for Housing Benefit and support costs are paid to us direct.

 

LOCAL AMENITIES

There are shops, doctor’s surgeries and a Post Office within flat walking distance.  Bus services to town and Plympton stop outside.

 

ELIGIBILITY

The Almshouses are intended for people over the age of 60 years who are retired, or work less than 16 hours per week, and in need. Prospective residents are interviewed by the Trustees to ensure they are eligible. Residents must be able to look after themselves, with the aid of a care package if necessary, as there is no medical care provided.

 

THE PURPOSE OF THE SCHEME

To provide convenient and comfortable accommodation in a community which allows all residents to come and go as they please with back up facilities in case of emergencies.

Lanyon House

HISTORY

The original almshouse was built in 1679 with £300 left in a will by John Lanyon, ex Lord Mayor of Plymouth and a Friend of Samuel Pepys.  The present almshouses were moved to their site in Green Street in 1868.

 

MANAGEMENT

The Charity is run in accordance with schemes prepared by the Charity Commission.  The first scheme was sealed on 11.8.1898 and various subsequent schemes made alterations to it.  Another comprehensive scheme to bring matters up to date was sealed on 11.06.1999 and a copy can be seen in the Office.

The Charity is also a Registered Social Landlord with the Housing Corporation and a member of the Almshouse Association.

 

TRUSTEE BODY

The Charity is administered by voluntary Trustees.  Day-to-day administration is carried out by the Manager and Warden.

 

ALMSHOUSES

Almshouses are unfurnished dwellings usually specially designed with the needs of older people in mind.  The aim is to provide convenient and comfortable accommodation in a setting, which allows residents to come and go as they please.  Almshouses provide security and residents are encouraged to make friends and to share a wider social life.  Our main objectives in providing accommodation are:-

  • To provide affordable, suitable and safe accommodation for people on low incomes aged over 60.
  • To maintain that accommodation to the highest standards practicable.
  • To provide Warden assistance that will respond appropriately in an emergency but encourage residents to live their lives as independently as possible.

CHARGES

The current weekly rent charge is £123 per week with a service charge of £30.00 per week to cover fuel costs.  Residents do not have to pay water rates and are entitled to a £7.50 per year concessionary TV Licence fee if under 75 yrs of age.  The total rent charge qualifies for Housing Benefit, with support costs paid to us direct.

The flats are within flat walking distance of town with all its amenities.
